How Zemmer works

Zemmer brings together people who want to buy a property they could not afford alone, checks that they can buy and live together, and hands the ready group to the selling agency.

For buyers

    Build your buyer profile

    Tell us your budget, savings and mortgage situation, and how you want to live. It takes about ten minutes.

    Apply for a share

    Pick the properties you like and the share that fits your budget. Apply alone or with people you already know.

    Get scored against other applicants

    We first check whether a group can afford the property together, then how well its members would live and own together.

  4. 4

    Agree on the co-ownership terms

    Your group negotiates the co-ownership agreement clause by clause on Zemmer, ready for the notary.

  5. 5

    Hand over to the agency

    Zemmer passes the qualified group to the selling agent, who completes the sale. Our fee is due only when the deal goes through.

How the compatibility score works

Every applicant for a property is compared with every other applicant. Groups are ranked by a score out of 100.

Can the group buy together?

Combined savings must cover the deposit and purchase costs, each share must fit what its buyer can borrow, and the shares must add up to the whole property. A group that fails here is not proposed.

Will they live well together?

For buyers who will live in the property, we compare daily rhythms, cleanliness, noise, guests and how people handle money and disagreements. Dealbreakers such as smoking or pets rule a group out.

Do they want the same thing?

Owners need to agree on how long they plan to keep the property and when they want to buy, so timelines are part of the score.

For agencies

    Add the property and how it can be split into shares. Our team reviews it before it goes live.

    We build the group

    Buyers apply, Zemmer scores them, proposes the best group and coordinates the co-ownership agreement.

  3. 3

    You receive a ready group

    You get the group, their agreed terms and their contact details, and complete the sale as usual.
